For an emergency inside your unit you should also notify your owner or unit manager. Determine who this is at move-in. For an emergency outside your unit, but at college Park call or text Kara Cozort at 740-707-2860.
Information in this manual may be changed from time to time as deemed necessary by the Board of Trustees. The information presented in this manual is designed to help make your living at College Park more enjoyable. While many of our residents are students, there are a number of units that are occupied by non-students. The rules and regulations presented here are designed to make living here better for everyone. If there is information that you need or want and it is not presented within this manual please feel free to contact our Condominium Manager for help.
Our Board of Trustees meets throughout the year and our general meeting for all members is held in May. If you have a concern that you feel needs to be brought to the attention of the members please contact a Board member.
PARKING AT COLLEGE PARK
Each unit at College Park has three (3) parking spaces. In order to assure our tenants that their spaces are always available to them the following rules must be followed. You must display the current hangtag. Your owner/manager will issue your hangtag to you. The parking lot is marked so you know which spaces are yours. If someone is in your space and they have a hangtag please go to that unit and ask them to move their car. If there is no hangtag or they refuse to move their car you may call the towing company listed below. If your car has been towed you will have to call the towing company and make arrangements to have your car picked up. Towing will be enforced 24 hours per day. No hangtag and you will be towed!! Call Curtis Towing at 593-7048.
Visitor parking is only permitted for 24 hours, and a College Park visitor's hangtag is required. If a visitor's vehicle is parked in he same spot for more than 24 hours it could be towed.
RULES AND REGULATIONS
The Rules and regulations are part of the College Park Condominium Association Declaration are the rules we follow.
1. EMERGENCY CALLS - should be made to the appropriate person or organization listed on page 3 of manual. Calls should be made during business hours unless it is an emergency.
2. FIRE DOORS – All fire doors must be kept closed at all times. Do not prop them open.
3. KEYS – If you are having locks reworked, all unit keys must be made from the Master Key. Locksmiths can obtain the Master Key from the Association Managers. Lock and key work should be done by: Athens Lock & Key at 593-3682Association By-Laws (Article V, Section 4) require that we have access to all units at all times in case of an emergency. Mailbox keys are obtained from the unit Owner/Manager.
4. PARKING – All vehicles must display a current parking hangtag. You must park in your designated parking space. Violators are subject to towing. See Page 4 for more info. Motorcycles must place a flat plat under their kickstand to prevent damage to the parking lot surface or they will be towed.
5. FURNITURE – No upholstered furniture may be placed on decks or outside of units. No furniture is allowed in hallways.
6. DECKS - Nothing may be hung on decks (signs, laundry, etc.) NO GAS OR CHARCOAL GRILLS MAY BE ON COLLEGE PARK PROPERTY AT ANY TIME. These will be removed by the College Park Association. No trash or trashcans may be placed on decks. No more that three people are allowed on the deck at the same time.
7. TRASH - All trash must be placed in the dumpsters. Dumpsters are located near B, & C buildings. Trash must be put into the dumpsters or they will not pick it up. No trash or recycling bins may be stored in the hallways. If you chose to recycle, those items can be placed at curbside on Union Street on Wednesday of each week.
8. BIKES - All bikes must be kept in bike racks. No bikes shall be in the hallways outside units or chained to stairwells. Bikes must not obstruct fire doors or hallways. Bikes improperly parked will be removed. Please do not ride bikes down the hill through the flowerbeds, stay on the sidewalks.
9. SIGNS - No signs are permitted on the exterior of the building. One sign, 18" x 24", For Sale or For Rent is permitted inside the window. No flashing or lighted signs are permitted.
10. SMOKING - Smoking materials must be disposed of in containers. Do not drop any smoking materials off the balconies or on the ground.
11. NOISE - No loud noise that would disturb other residents will be tolerated. Athens City Ordinance quiet hours are between 11:00PM and 7:00 AM, and will be observed.
12. VEHICLE REPAIRS - No vehicle repairs may be done in any Common Areas of the College Park Condominiums.
13. DOGS - While there are many great places to walk your dog in the vicinity of College Park, please remember to clean up after your dog on College Park property. Violation will result in the owner of the unit being fined.
14. GUESTS - YOU are responsible for your guests! Rules and Regulations are subject to change. Fines will be levied against violators.
MISCELLANEOUS INFORMATION
Furnace maintenance is the responsibility of the owner. Please be advised that the furnace filters need to be cleaned at least every six months. Some even recommend changing them every month. You will find that the heating and air conditioning will be much more efficient if this is done, and your utility and repair bills will be less. If you need to wash the outside of the windows, they open to the inside for this purpose. Furnace maintenance is the responsibility of the owner.
INSURANCE
The Home Owners Association insurance does not cover any personal property. You are responsible for the insurance on your personal belongings. You are advised to check into Renter's Insurance for your personal property
UTILITIES
Every unit is wired for telephone and cable TV, and for a second phone line. Outlets are located in living rooms and all bedrooms. The following is a list of companies you will need to notify for services to be started or stopped in your unit.

C & D Buildings are billed monthly for water through the Association by the Association Manager. You should contact these utility companies several weeks or months in advance of moving in. If you wait, you will not be able to get service immediately as there are many students returning and wanting service at the same time.
